SUNSET VALLEY + MANCHACA + WESTGATE
Neighborhood & Lifestyle
Just south of 78704 on the other side of Ben White sits the other half of South Austin. A quieter alternative to the hustle and festivities that lay in 78704. Because this area sits just a tad further south, this region of Austin is a more affordable option and has a beautiful and unique mix of outdoor activities and conveniently located shopping and restaurants.
Shopping & Lifestyle
More than just your typical suburbs, here in South Austin, you will be sure to find all your necessities, plus a huge dash of organic health conscious living. South Austin is complimented with great schools and biking trails to explore. Austin’s native grocery store Wheatsville Coop is a great place to stock up on local and traditional groceries along with Whole foods, and Central Market! For nature lovers, nothing smells quite as magical as wild flowers. Well maybe, the crisp air when it first rains. The Lady Bird Johnson Wildflower Center is home to various types of flowers and is one of Austin’s favorite conservatories for native plants and wildlife. You can also wander down to Mary Moore Searight Park or the Barton Creek green belt which are both great place to hike, bike, and perhaps take a swim when ever the green belts are flowing! There are other great spots to check out like the Circle C Belloway, Garrison Park, and much more, but we don't want to give away all the secrets. After all, exploring is half the fun!
Dining & Drinking
Because South Austin stretches vast and wide, you'll have a broad variety of flavors to choose from in this area. VIA313, which is notorious for superb pizzas is located right at the end of William cannon road and is defiantly a must! After all that Pizza, for the health conscious person within all of us, Juiceland sits right next door to wash away any guilt you might have from eating way too much at VIA313! South Lamar’s original Alamo Drafthouse location branched off to their deep south location, located off slaughter and Mopac. Alamo Drafthouse is Austin’s legendary movie theater/ restaurant/ bar and if you stop in to catch a classic flick like Dazed and Confused, don’t be confused by all the monsters popping out of the wall. Those were hand created by Blue Genie Art Bazar, located in East Austin, and made the sculptures after inspiration from Little shop of Horrors. For a splash of south Austin country music, the Moontower Saloon is a dog-friendly bar that is a great place to hang out and listen to live music. See, we told you... Not your average suburb.
Apartments & Accessibility
If you’re looking for an area with a relatively easy commute through the city, while keeping an eye on your budget, this could be a fantastic area to explore. The I-35 highway connects to the city and is easily accessible from the various parts of South Austin long with Mopac, which is also known as Loop 1, “but no Austinite calls it Loop 1... probably because it doesn't exactly loop around anything.”
